As a newly MRICS‑chartered Building Surveyor, you will work alongside senior surveyors and project managers to:

  • Deliver technical due‑diligence surveys and condition inspections (RICS Level 2/3)

  • Prepare and negotiate dilapidations schedules and settlement proposals

  • Provide on‑site support for fit‑out, refurbishment and project‑monitoring assignments

  • Contribute to asset‑management and planned‑maintenance programmes for commercial portfolios

  • Produce clear, concise reports, feasibility studies and cost‑to‑repair estimates

Key Responsibilities

  • Surveys & Inspections: Lead RICS‑compliant condition surveys, defect diagnosis and material testing reviews.

  • Dilapidations: Draft and negotiate dilapidations claims, liaising with tenants, landlords and legal teams.

  • Project Support: Assist on contract administration, site inspections and quality‑control during refurbishments/fit‑outs.

  • Client Engagement: Build strong relationships with landlords, occupiers, agents and contractors, managing expectations and communicating progress.

  • Reporting & Advice: Prepare technical reports, risk assessments and lifecycle‑cost analyses, ensuring compliance with RICS standards and CDM regulations.

Essential

  • MRICS Chartered status (achieved within the last 12 months)

  • 1–3 years’ post‑charter experience in a building‑surveying or consultancy role

  • Strong knowledge of RICS survey standards, dilapidations protocol and construction technology

  • Excellent written and verbal communication skills

  • Highly organised, proactive and able to prioritise multiple deadlines

Desirable

  • Familiarity with the Manchester/North‑West commercial property market

  • Experience of project‑management software (e.g. Procore, Aconex)

  • Basic cost‑management understanding

  • Full UK driving licence
