The Role

We are seeking an Associate Director – Building Surveyor to act as a senior technical lead, specialising in:

  • Dilapidations (landlord & tenant obligations, negotiations, schedules of condition)

  • Technical Due Diligence (acquisitions, lease renewals, financing, development)

  • Contract Administration (overseeing building works, advising clients, administering contracts)

This is a client-facing leadership role where you’ll deliver expert advice, manage and mentor surveyors, and contribute to business growth and strategy.

 

Key Responsibilities

  • Lead and deliver dilapidations instructions, including preparation, assessment, negotiation, and liability advice.

  • Carry out technical due diligence surveys, assessing risks, liabilities, compliance, and refurbishment requirements.

  • Provide specialist contract administration: procurement, tendering, contract management, performance monitoring, and certification of works.

  • Advise clients on cost estimates, feasibility, and life-cycle considerations.

  • Interpret leases and legal documents in relation to building condition and repair obligations.

  • Manage and mentor surveyors and technical staff, allocating and overseeing projects.

  • Build strong client relationships and develop new business opportunities.

  • Ensure projects are delivered on time, within budget, and to the highest standards.

  • Contribute to business strategy, process improvement, and team growth alongside Directors.

Skills & Experience

  • Chartered Building Surveyor (MRICS or equivalent) with significant post-qualification experience.

  • Strong track record in dilapidations and technical due diligence, including client negotiation.

  • Proven contract administration expertise across construction and refurbishment projects.

  • Excellent commercial acumen with the ability to assess and advise on risk and value.

  • Strong technical reporting, communication, and negotiation skills.

  • Demonstrated leadership and mentoring ability.

  • In-depth knowledge of UK regulations, statutory requirements, and lease obligations.

  • Hands-on, entrepreneurial mindset, comfortable in a lean, fast-paced consultancy environment.
