As Regional Project Director, you will play a key leadership role in developing and growing the existing regional Project Management service line, while delivering high‑profile projects for an established client base. You will combine hands‑on technical delivery with strong commercial focus, helping to expand services, strengthen client relationships, and support the ongoing development of the regional team.

You will work with major institutional and commercial clients across a diverse range of sectors, including Commercial (Office Fit Out), industrial, purpose‑built student accommodation (PBSA), Occupier Fit out and build‑to‑rent (BTR)

This is a senior, client‑facing role offering the opportunity to shape the regional offer, influence strategic direction, and progress your own career within a collaborative and well‑resourced consultancy environment.

Key Responsibilities

Leadership & Regional Growth

  • Lead and develop the Northern Project Management offering, establishing a strong profile for technical excellence and commercial performance.

  • Identify regional priorities and align them with the wider service line business plan, updating the senior leadership team as required.

  • Set clear, measurable (SMART) objectives for the team and review progress on a quarterly basis.

  • Build and nurture a strong community of practice within the office and across the wider business.

Project Delivery

  • Undertake a hands‑on role in the delivery of a wide range of Project Management services.

  • Champion excellence in service delivery, driving continuous improvement in quality, consistency, and client outcomes.

  • Act as a trusted client contact, managing instructions and maintaining the highest standards of commercial confidentiality.

Business Development & Client Relationships

  • Actively promote services to existing and new clients, supporting and leading business development and marketing activity.

  • Network effectively with key commercial clients and agreed target accounts.

  • Achieve individual and team performance targets, including fee delivery and business generation.

Team Management & Development

  • Support, mentor and coach team members to build capability, confidence and career progression.

  • Lead engaging appraisals and ongoing performance conversations.

  • Coordinate resourcing, knowledge sharing and workload planning to support quality delivery and team wellbeing.

Operational Excellence

  • Drive consistency and adherence to best practice across the Project Management team.

  • Advocate and oversee operational and process improvements, promoting innovation and new ways of working.

  • Ensure templates, quality control processes and marketing materials are current and effective.

  • Celebrate team and individual successes internally and externally.

Collaboration

  • Work closely with Service Hub Leaders across Built Asset, Development, and Engineering & Sustainability to ensure alignment with strategic goals and performance standards.

Key Accountabilities & Deliverables

  1. Lead and grow the Northern Project Management team, delivering a strong, commercially focused service offering.

  2. Deliver high‑quality Project Management services across multiple asset classes.

  3. Manage and develop the technical team to support consistent, high‑quality outcomes.

  4. Achieve agreed financial, fee delivery and business development targets.

  5. Strengthen collaboration across service lines to maximise value for clients.

  6. Build and maintain strong relationships with existing clients and key market contacts.

  7. Demonstrate visible leadership, engaging and motivating the wider service line.

Performance Criteria

  • Relevant degree or equivalent qualification.

  • MRICS and/or MAPM accreditation.

  • Strong industry profile with established professional contacts.

  • Proven track record of hands‑on, high‑quality technical delivery.

  • Ability to build trust with clients and act as a primary point of contact.

  • Demonstrable leadership and influencing skills, with the ability to respond constructively to challenge.

  • Existing client base with potential to generate new work and introductions.

  • Proven ability to meet financial targets and manage the performance of others.
